Grading is how you decide where water goes for the next thirty years. Done right, rain leaves the property without touching a foundation. Done wrong, you get a wet basement, a drowned yard, or a septic field sitting in standing water.
We do finish grading for new construction, rough grading for site prep, and corrective grading on existing properties where the slope is working against the house.

Read the water
We watch how the site sheds water and identify where it currently ponds, then decide where it should go instead.
- 02
Rough grade
Cut and fill to establish the basic contours, moving material on site where possible instead of trucking it.
- 03
Finish grade
Fine work to establish positive slope away from structures, typically a minimum fall of six inches over the first ten feet from a foundation.
- 04
Topsoil and stabilize
Topsoil spread, seeded, and strawed so the new grade holds instead of washing out in the first storm.

Cost is driven mostly by whether we can balance cut and fill on site or have to truck material in or out. Small corrective grading on a residential lot is a different job than full lot grading on new construction with topsoil and seed, and we price each by area and how much material has to move. The common standard is a minimum of six inches of fall in the first ten feet away from the foundation. That single detail prevents more wet basements than any other grading decision.
Often, yes, if the problem is surface water ponding in a low spot with nowhere to go. If the problem is subsurface groundwater or broken field tile, grading alone will not do it and you need drainage work. We tell you which one you have.
Yes. Final grade includes topsoil, seed, and straw unless you are having a landscaper follow us. Bare graded dirt washes out fast, so stabilizing it is part of the job.
